This post says it all, sellers take note. The market dictates the price. Buyers have a good feeling of fair market value - if you aren't there - they won't even come inside to look.

It's so easy really...Price It Right And It Will Sell. Seven little words, but many homeowners here on The North Shore Of Long Island can't or don't want to listen.

Case in point, let's talk about homeowner Joe. Joe is a young professional who purchased his home at the top of the market. Unfortunate as that is, no one had a crystal ball, his house is worth less than when he purchased it.

Joe has a good job, he's single, he doesn't "have to sell", but nevertheless, he would like to move to a different area. We know what he spent for the house, we sold it to him, and we know what it's worth in today's market. Joe considered all our advice, but wanted to list his house slightly higher than what he paid for it. We told him it would be a waste of time, and although he trusts our judgement, knowledge and experience, he insisted on his listing price.

Although we do not like to take an over-priced listing, and have actually walked away from them, we felt that Joe was a previous loyal client and decided to take his listing, with the understanding that he will keep it at this price only for a short while, and then we'll talk again.

Many homeowners on the North Shore of Long Island are still a little slow to accept the concept that pricing is key to getting a house sold. We would go as far as to say that if you don’t price it well to begin with, it is most likely that it will eventually sell at a lower price, and the time on the market will be noticeably longer.  If a house does not sell quickly, it will probably have multiple price reductions before it does sell.

Selling your home during the Holidays

Yes, you can and let’s just do it! I made my list and I checked it twice:

1. People who look at your home during the holidays are more serious buyers. Most of these buyers who come to your home are not “looky loos.” They are busy as well during this time of year and want to get down to business.

2. The serious buyers have fewer homes to choose from during the holidays and this means less competition for you.

3. Some buyers have more time and more vacations hours saved during this time of year and can concentrate on buying a home. And if they find the right home, they usually want to be in their new home as soon as possible. With that said, if it is easier for the seller to wait, you can always ask for an extended close date.

4. Some folks must buy a home before the end of the year for tax purposes.

5. January is traditionally a month where employers have to move so they can’t wait until spring.

6. The holiday season adds an ambience that often shows homes in their best light. The neighborhood also looks better with homes decorated. It adds a good feel when the homes smell good and the neighborhood is decorated!

7. By selling now you have the opportunity to be on your way for the New Year!

This may be a very busy time of year and selling your home will certainly add stress to your already busy schedule; however, the rewards may be enough to motivate you to continue with this project. With all of this said, if this is not a good time for you then please just wait and throw away my list! Your realtor will need and want your full cooperation when listing your home to ensure you get the best possible outcome for your home. Yes, there are benefits to selling your home during the holidays but only if you are onboard.

An annual tradition - The Festival of Trees in Downtown Boise

The Festival of Trees has become a favorite holiday tradition for residents of the Treasure Valley for more than 25 years and has raised over $7 million to improve healthcare in our community. What began as a modest display of 14 trees in a local warehouse, has grown to become a yuletide extravaganza including breakfast with Santa, live performances, arts and crafts, a raffle, teas, fashion shows, gift shop and of course the magical decorations. Since 1984, during the Thanksgiving week, Boise Centre on the Grove becomes home to a wonderland of holiday splendor featuring hundreds of lavishly decorated Christmas trees and wreaths. This event really sparks the start of our holiday season here in Meridian, Idaho with folks of all ages marking their calendars so as not to miss this amazing event.

On a very important side note: This Festival employs the time, skills, kindness and financial resources of hundreds of amazing sponsors and volunteers. Their hard work pays off in ways that benefit healthcare in our region. Where is the 'Treasure Valley' in Idaho?

"What's in a name? That which we call a rose
by any other name would smell as sweet." Romeo & Juliet

Well, some people may not think that a name is such a big deal: however, other folks will answer that question with a loud and clear, “EVERYTHING.” So, how did we get our nickname for this little piece of heaven that we call TREASURE VALLEY, IDAHO?

First of all, let me explain where the Treasure Valley is located. The Treasure Valley is the area in Idaho where the Payette, Boise, Weiser, Malhuer, and Burnt rivers drain into the Snake River. Treasure Valley includes all the lowland areas from Vale, Oregon on to Boise, Idaho on the east. Yes, Meridian, Idaho is considered a part of the beautiful Treasure Valley! Along with Boise, Nampa, Kuna, Middleton, Caldwell and Eagle to name a few more cities.

Now let me continue with how we got this name. Believe it or not, it was purely a marketing decision. Idaho is a land of many valleys: Magic, Wood River, and Sun Valley just to name a few. Wouldn’t you agree that these names are pretty descriptive and unique? Before 1950 our area in Meridian/Boise was called the Boise Valley – and seriously, how boring is that? The local Chamber of Commerce was on the same page as I am with this train of thought and a local gentleman, a chamber member, came up with the name, Treasure Valley and it didn’t take long for this nickname to stick!

Here is a quote by our founder of our nickname, Pete Olesen: “This valley is a virtual treasure chest of natural resources, an abundant recreational and cultural opportunities, agricultural diversification, and commercial potentials.”

The nickname worked and yes, it is as sweet as a rose. It didn’t come by anything as dramatic as the story of Romeo and Juliet but it is OUR story. Now we have many local businesses enjoying this beautiful name and area: The Treasure Valley Community College, Treasure Valley Coffee, Treasure Valley Pediatrics, Treasure Valley Voices ... Please feel free to comment below with another Treasure Valley names – thanks!

Yes, I am on the subject of relocating and moving once again. My clients with children always ask me “what are the good schools” or want to know which school offers specific programs… Well, when buying a house one of the deciding factors besides location is the schools. This is a given and obviously one of the most important factors when deciding on the right home for your family. Finding the right school for your children just became easier with the new Mobile iPhone or iPad App: by GreatSchools Finder.

As a Boise & Meridian, Idaho real estate agent I can advise my clients on real estate related issues such as: finding a home inspector, lenders, handyman, electrician, or helping our clients go through local disclosures but giving an opinion on the quality of a particular school is a personal decision best investigated by each family. I advise my clients to visit local schools, check out boundary lines and ask other parents for their opinions. Also the use of this mobile APP or website is a great place to start!

How good are the schools in your community? Find out with the free GreatSchools Finder. With the GPS feature on the app you can locate and map nearby elementary, middle, and high schools or search listings across the U.S. It will give detailed ratings, reviews, and test scores of any s school you are interested in.

This App is one good place to start your investigation. Many of my clients go to the local parks, fast food restaurants, and libraries to find parents to introduce themselves to and talk about the local schools. The obvious place to begin this process is by making an appointment to speak with the Principal and guidance counselors; however, when you are hundreds or thousands of miles away – the internet is a good place to start. Lastly, let your kids look up some schools and help them feel involved with this new chapter in their lives. One family told me how their kids wanted to pick a particular school because of the summer reading list! Now, maybe not completely scientific….. It was a start.

Relocating to Meridian, Idaho – Part 2: Tips for any relocation.

Yes, indeed, taking baby steps is just part of making the moving process less stressful and chaotic. Baby steps indeed…but being organized and prepared is also awesome advice that is not always easy BECAUSE, well in fact, you ARE moving! Where does one start? What should be done first? What am I forgetting? Yikes! Stress and chaos can be reduced drastically; however, not completely eliminated. If anyone disagrees, please comment and let’s talk.

For many folks summer is the best time to move because the kids are out of school, the weather is generally more cooperative, and it is the peak selling season. Also realize, that many moving companies are extra busy this time of year as well, so please call them as soon as possible to get the best rate, and to insure you get the date you want. This is an area that is often open to negotiation – FYI.

So by now you might be FEEL like your brain is experiencing some drug induced chaotic experience. Please take note you are not alone. This is common. I’ve been there! I understand and appreciate moving all too well. Let’s get down to business. Keep a planner, a yellow note pad, a To Do List that you keep by yourself at all times. Use the program, EVERNOTE, one of my favorite computer programsit also has an APP as well, to help you stay organized. Seriously, keep this list next to you at all times! “STUFF” will keep popping in and out of your head all day long.

Now, here is where I put my disclaimer, no two moves are the same. No two households are the same. Every To-Do list will look different but with that said, please contact me and I will help you! Let me help you generate a comprehensive To Do List that is tailored to your own family’s specific needs.

You need to start your list. Here is where I recommend you begin your journey:

Obtain boxes. There are stores that sell boxes. You can even find them used but in good condition online on craigslist. Depending on your budget there are many places to get a big stack of boxes just waiting for your stuff to fill them up.
Get multiple moving quotes from reputable moving companies. Ask questions that you write down before they arrive. (Rates: weekend vs. weekday for example) Do they carry enough insurance? What exactly is covered? Make sure you and the moving companies are on the same page.
Round up all necessary documents for your family. Please don’t tuck them away in a box. A missing birth certificate can take weeks to regenerate. Here is a list of the most common documents

*Doctor Records - especially Immunization Records. Check to see they are complete and signed by the doctor.

*Birth Certificate

*Social Security Card

*Passport

*School Report Cards (teacher recommendations for classes, test grades, coach recommendation)

*Pet Records from your VET. Shots up to date?

If you go to your child’s next school’s website there should be a page listing all necessary documents. ALSO, the school website will typically have the summer reading list – don’t let your kid get left behind on the first day of school!

Go online and fill out the USPS change of address form. There are forms in the post office as well.
Clean out your closets – go to goodwill, have a garage sale, or pass on some hand me downs now, donate to the woman’s shelter. NO need to box up and move items you really don’t want or need.
Make travel arrangements for your pets.
Schedule all necessary cleaning service early – house cleaner, carpet cleaner, landscaper, large appliance hauler.
Are your children going to help you on moving day? Should you make arrangements for a sitter for a play date on or before moving day?
Schedule for utilities to be turned off/transferred. Cancel newspaper delivery. I recommend going through your checkbook or online bill pay to make sure you remember all your monthly utilities.

This is a broad list of items. Again, each family has their own special needs. Lately, I find many families are moving with aging parents or with one parent staying behind. Please let me know how I can best serve you and your family with your move.

Halloween in Boise, Idaho ~ 2011

Halloween is almost here. I see load of candy at the grocery store, costumes in almost every parent’s cart at the Halloween Store, people outside their homes hanging up ghosts and goblins in their front yards, and children running around asking other kids “what are you going to be for Halloween?” Halloween is in the air!

What are you going to do? There is one week left and still a lot of great activities for all ages. Do you want scary? Do you want something fun with plenty of photo opps for your young ones? Well, in Boise Idaho and surrounding areas (Meridian, Eagle, Nampa, Kuna, Star) there are lots to do still!

Meridian, Idaho Pumpkin Patch and Corn Maze - Fun for the whole family!

One of my favorite local events in Meridian, Idaho AND can’t wait for every year besides football… is the Farmstead Corn Maze and Pumpkin Festival. If it were up to me it would called Awesome Family Fun – mazes, pumpkin patch, pony rides, pig racing, hay rides, photo opportunity, good food + so much more!

Ok, seriously, this is a great family destination and something we all look forward to every year. “Kids” of all ages come and if you really liked to be scared make sure you come when you can do the Field of Screams! (Open at dark on Fri & Saturdays)

For most folks this is a family tradition and one I wouldn’t miss year after year. There is such a warm and friendly sense of community when you arrive. It is a whole lot of fun.

Be sure to check out the Donut Shack - they have the BEST donuts of the season here and always have some fun flavor of the day! Maple mini's with bacon bits anyone?

Some fun facts about this corn maize:

* 18 acres of corn

* It takes the average person 45 min- one hour to make their way thru the maize. (But there is a short path too for the little ones)

* The corn is harvested after the season for cattle feed.

Boise Idaho on HGTV! Show House ~ Show Down!

HGTV was recently in the Boise area and filmed a episode of their 'Showhouse, Showdown' here! The took two identical homes built by Tahoe Homes - gave two professional designers the identical budget and had a competition to see who could create the best interior decor.

The public could view them over the weekend and the Real Estate community was invited this week to view them also.

Wow - what a neat thing to see. Both homes are beautiful, both have some interesting design concepts to them also. I definitely have a favorite - as did many of the agents that I saw there and overheard as we were walking back and forth to see them. These partiuliar homes were both patio type homes, with rear alley garages. Spacious homes, small patio/yards and all the storage of a 3 car garage even!

Both homes are in Harris Ranch - a wonderful section of SE Boise that sits right up against the foothills and is close to the greenbelt, Lucky Peak Resevoir and right down the road from Idaho Shakesphere outdoor theatre! Amazing location - you can bike, hike and explore with all the beautiful paths through out the area.

Idaho's Botantical Garden is also right down the road. An amazing place to see a concert or in the winter wander the garden that is lite up with thousands of tiny lights for the Garden a Glow.

So much to do in beautiful Boise - no wonder HGTV chose to film an episode here! Be sure to watch for it coming up in their fall line up!

Someone Criticised Your For Sale Property: What Can You Do About it?

Donna gives some wonderful advice about the feedback you receive when your house is on the market! It's hard to hear sometimes, but much of it can be very worthwhile. Would you buy your house again if you were in the market for one like it? It's hard to put ourselves in mindset - but it's helpful if you can.

Selling property in any market can see you riding one of life’s biggest emotional rollercoaster. One of the biggest culprits of the negative emotions that arise from selling property comes from the inevitable buyer feedback. Some will of course be magic, but some of it will probably get your hackles up. It’s because it feels so personal. It’s not...not really.

Negative buyer feedback doesn’t have to define your sale price. It all comes down to how you handle it.

Here are a few suggestions for working with buyer feedback.

Expect it: Someone said something unflattering about your place. So? In the open property market this goes with the territory. The good news is your place didn’t burn down, taking half the houses in your street with it.

Accept it: Your place won’t suit everybody, that’s a given. You knew that already right? Buyers will make judgements about your home based on their experiences – including other homes on the market in your area. But all feedback is valid because it comes from your target market. Take what you can reasonably use. Check out the next tip.

Use it: Some feedback is less helpful because it’s either too vague, or too obvious. There’ll be some things about your place that you just cannot change. But stop for a minute and ask yourself if any of the feedback is new to you. Could there be a new approach to your marketing, price or presentation that you and your selling agent can grab a hold of and look closer at?

Try empathising just a little: Put yourself in your buyer’s shoes and ask yourself what you could/would do with your property if you were met with the same circumstances. Can you come up with a solution? You may not need to provide the solution yourself, but by simply suggesting a way to solve a problem based on your experiences, skills or knowledge can go a long way to keeping a buyer interested.

Don't dig your heals in too deep: Chewing out your agent or the buyers is a bit like feeding the troll and will only make you feel lousy about the whole sales process. Look back over the above tips and see if there’s an approach you haven’t yet considered.

Chapstick has many purposes!

***I don't know who wrote this - it was sent to me in an email and it just made me laugh and I had to share it! Enjoy!

We had this great 10-year-old cat named Jack who just recently died. Jack was a great cat and the kids would carry him around and sit on him and nothing ever bothered him. He used to hang out and nap all day long on the mat in our bathroom. We have 3 kids and at the time of this story they were 4 years old, 3 years old and 1 year old.

The middle one is Eli. Eli really loved chap stick. LOVED it. He kept asking to use my chap stick and then losing it.

Finally one day I showed him where in the bathroom that I kept my chap stick and explained he could use it whenever he wanted to but he needed to put it right back in the drawer after he finished because I used it sometimes several times a day.

That year, on Mother's Day, we were having the typical rush around to try to get ready for church with everyone crying and carrying on. My two boys are fighting over the toy in the cereal box. I am trying to nurse my little one at the same time I am putting on my make-up. Everything is a mess and everyone has long forgotten that this is a wonderful day to honor me and the amazing job that is motherhood.

We finally have the older one and the baby loaded in the car, and I am looking for Eli. I have searched everywhere and I finally go into the bathroom. There was Eli. He was applying my chap stick very carefully to Jack's rear end. Eli looked right into my eyes and said "chapped..."

Now if you have a cat, you know that he is right - their little bottoms do look pretty chapped. And, frankly, Jack didn't seem to mind. And the only question to ask at that point was whether it was the FIRST time Eli had done that to the cat's behind or the hundredth!?!

And THAT is my favorite Mother's Day moment ever, because it reminds us that no matter how hard we try to civilize these glorious little creatures, there will always be that day when you realize...they've been using your Chapstick on the cat's butt.
